Easter Bendochy House
Easter Bendochy House is a modern secluded country house set in its own extensive grounds in the heart of Perthshire accommodating 14 guests in total.

The house is arranged in an L-shape around a courtyard area. The main house sleeps 8 (2 kingsize bedrooms, 2 twin rooms). Adjacent to the main house (and part of the same building) are two further apartments – Sidlaws sleeps 4 (1 kingsize bedroom and 1 twin room) and the Bothy sleeps 2 (kingsize bed). The Bothy is next door to the Library and above the Games Room and Cinema Room.
Easter Bendochy House is set in 2 acres of gardens, overlooking the Sidlaw Hills and the River Isla. It is 2 miles from Coupar Angus, 4 miles from Blairgowrie, 14 miles from Perth and 16 miles from Dundee. It is centrally located in Scotland and all of Edinburgh, Glasgow and Aberdeen can be reached in around an hour and a half.
Although the house countryside views from all sides, the shops, restaurants and amenities of Blairgowrie and Coupar Angus are both an easy five minute drive away as is the famous Rosemount golf course.
The main house has a large front door, which leads into the large semi circular hall with impressive pillars either side. Steps lead down into the spacious open-plan kitchen/dining room, family room and garden room. All have French doors leading out into the south-facing garden. The large kitchen diner has seating for 14.
The kitchen is well equipped with a double butlers sink, granite worktops, AGA and separate electric oven, fridge freezer, dishwasher and microwave. We provide instructions for using the AGA in case you haven’t come across one before but each of the main house and two apartments have their own electric ovens and hobs too.
There are log burning stoves in the kitchen, family room and hallway. We provide full instructions if you are not familiar with them and also have a plentiful supply of wood, much of which is sourced from the gardens.
There is a separate comfortable family room with a log burning stove. The TV receives all Freesat channels and we also provide guests with access to Netflix.
Next to the family room there is a garden room with a cupboard full of board games and toys.
French doors open out onto the patio from the kitchen, family room and garden room to an outdoor eating area and hot tub. The enclosed south facing garden is completely private and not overlooked. There is a barbeque area (please bring your own disposal barbeques), as well as a children’s climbing frame, summerhouse and trampoline. A croquet set is available in the summer months. The new hot tub fits 5-6 and is the perfect way to relax.
Upstairs there is a gallery library area with a further smaller dining table (for 6) – perfect for afternoon tea. There is also a spacious drawing room with an open fire and double french doors opening out onto a semi circular roof terrace with fabulous views across the countryside and down to the River Isla.
The bedrooms in the main house are all on the ground floor. In the east wing, the master bedroom has a king size bed and ensuite with a walk in shower. Next to it is one twin bedroom, also ensuite with a bath with a shower over.
In the west wing, there is a large family bathroom with roll top bath and separate shower. There is a twin bedroom and next door a double room with a king size bed.
There is also a separate utility area with washing machine, tumble dryer and a spare fridge for those essentials. There is also a pulley clothes dryer. Off the utility room there is a small gym with a running machine and weights.
The games room, recently refurbished, consists of a full size snooker table, darts board and table football. Leading off it, there is the cinema room, complete with seven plush reclining seats and surround sound for that full cinema experience. The cinema receives all Freesat channels and plays standard DVDs – we have a selection for you to enjoy but please do bring your favourites.
Sidlaws is a spacious two double bedroom apartment which part of an old converted steading and joined onto the main house. The south facing living area has a large window leading to a small balcony with lovely panoramic views across the countryside including the Sidlaw hills and the River Isla. There is a double bedroom with king size bed, a twin room and a shared bathroom with shower over. Sidlaws has its own kitchen and dining facilities so there is no need to go over to the main house if you don’t want to. The kitchen / dining room is equipped with electric oven, ceramic hob, microwave, fridge, kettle and toaster. The living area has a flatscreen TV with Freesat channels and DVD player.
The Bothy is a very spacious studio apartment which is part of the same steading as Sidlaws. The spacious living area has a kingsize bed, comfortable sofa, an ipod / radio docking station and a flatscreen TV with Freesat channels and DVD player. The main window looks across Easter Bendochy House’s northern gardens with a lovely view over the neighbouring fields. As with Sidlaws, the kitchen / dining room is equipped with electric oven, ceramic hob, microwave, fridge, kettle and toaster. The bathroom has a shower cubicle with power shower.
As well as the main garden opposite the house, there are smaller gardens to the front of the property and a woodland and orchard area (two acres in total and all enclosed). The courtyard provides ample parking, and there is storage available for bikes and golf clubs in the garage.
There is free wifi throughout Easter Bendochy House, Sidlaws and the Bothy. Staying in the countryside has many advantages but high-speed broadband is not one of them. The speed we get is absolutely fine for internet browsing and emails but, if several guests are streaming videos or gaming at the same time, it will slow down.
The main house is heated by a ground source heat pump and much of the electricity needed is supplied by solar panels on the roof. The ground source heat pump is always “on” so the house maintains a constant background temperature of 20C throughout the year. It is not adjustable but with three wood-burning stoves, an open fire and the AGA, there are plenty of options for further heat. Sidlaws and the Bothy both have a traditional oil-fired central heating system which can be more readily turned up or down.
